During COVID 19 some additional items to note before booking. We do ask for your continued patience and participation during this incredibly difficult time and look forward to providing you a safe and clean space to enjoy while following some new procedures, which we understand can be an inconvenience to you.
*Before entrance to property check-in and check-out*
  1. Only 2 adults and property manager may enter the property to conduct check-in or check-out.
  2. Prior to entrance into the property. All Occupants must submit to NON-TOUCH forehead thermometer reading, wear a face mask covering nose/mouth, and hands must be sterilized with hand sanitizer. Occupants to supply their own sanitizer and masks. The property manager will supply a NON TOUCH thermometer.
  3. Any Occupant who has a temperature of 99* or lower may enter and occupy per the terms of your Vacation Rental Agreement. Any Occupant who shows signs of COVID 19 or has a temperature may not occupy the property or enter the property. No exceptions!
  4. Refusal to comply with thermometer reading, wearing of face masks covering nose/mouth, and sanitizing hands will automatically void entrance to property, and Property Owner may VOID your Vacation Rental Agreement and refuse entry and occupancy of the property.
  5. All Occupants should monitor their health and temperature(s) before coming to Vacation Rental to ensure the safety of others and ensure Occupancy.
*Cleaning Kitchen, Bathrooms and High Touch Surfaces*
All glassware, kitchenware, cookware, silverware, china, and all high touch surfaces such as counters, doorknobs, slider door handles and exterior furnishings will be cleaned with a product containing one of the following ingredients (alcohol, bleach, degreasing soap) depending on the surface.
*Cleaning of Bedding, Pillows & Fabric Couches*
All  Bedding, Pillows & Fabric Couches be sprayed with antibacterial spray a minimum of 24 hours prior to your occupancy.
*Cleaning Crew*
There will be a minimum 24 hour period between all Guest CHECK-OUTS and cleaning services and a minimum 24 hour period between any cleaning service and any new Guest CHECK-INS.
*Guest Stay Requirements*
Due to CV19 we are unable to maintain mid-stage cleans and as a result of new procedures we are now requiring all Occupants to the following during your stay and at check-out.
  1. Occupant(s) must empty all rubbish into trash receptacle daily to avoid insect infestation. 2 Recyclable waste bins are in pull out drawer. 1 composting bin located on the kitchen counter. Compost items are (coffee grounds, eggshells, any organic meats cooked or uncooked, plant items, and rinds).
  2. Occupant to maintain entire interior and exterior spaces keeping all areas clean. Underneath each bathroom and kitchen sink will be disinfectant spray for porcelain surfaces. The property owner will provide 1 fresh microfiber cloth for each day of your stay to wipe such areas.
  3. Vacuum and Swiffers are located in the garage on the hook. Please feel free to use it.
  4. At the time of check-out Occupants must clean all dishes, glasses, and cookware in the dishwasher using the sanitizing cycle and return all items back to their original places. (except cast iron cookware and steak or cooking knives)
  5. At the time of check-out Occupants must strip beds and pile sheets on top of the bed. Towels (if wet) must be hung up to dry to avoid mildewing.

Other things to note:
PLEASE READ THE COMPLETE LISTING DETAILS INCLUDING HOUSE RULES TO ENSURE A STAY THAT MEETS YOUR EXPECTATIONS.

☆ Ceiling height in 2nd bedroom and convertible 3rd bedroom are approximately 6’1”. Any persons who feel this would be a disadvantage to them should consider taking the master or another listing.
☆ 2nd bedroom configuration isn’t standard to N.American standards. Bed is a platform bed against the wall/window. Bedroom is considerable darker than the rest of the unit however, very comfortable. Please see pictures.
☆ Unit is surveilled with 2 cameras pointing to the front door only. 1 web cam doesn’t record any sound while the RING cam does. These devices are monitored only when given reasonable cause and to ensure safety during your stay.
☆ Rear yard has a tree where sometimes depending on season we have some birds. the birds are not noisy however, leave some droppings. Diego our property manager monitors this space daily and has access to the unit to clean should he need to. All access to the unit is 1st disclosed to all parties with proper notice on WhatsApp.
☆ Unit direction faces almost due West from rear side of apartment (living spaces and Master Bedroom) which is an exclusive use open-air patio (to our unit only) covering the width of the building. We do not use window coverings in this apartment because there isn’t a need (per our specifications) and because it’s not a part of our aesthetic. Should you our a member of your party require a a darker bedroom (Master) we recommend you bring sleeping blinders. Again, the unit faces almost due West and doesn’t get direct morning light at all. It will be lighter but not irritating (at least to us). The 2nd bedroom (Guest) does not have any direct sunlight from exterior windows. The guest bedroom has a window leading to a centralized interior courtyard and is high off the ground allowing for light however not sunlight.
☆ The unit overall has amazing light in the afternoons which allows for easy reading and ability to live without using lighting from lamps.
☆ No parking is available on the property.

House Rules:

1. No Parties, Events or Filming/Shoots allowed unless approved in writing by Property Owner and all requirements are submitted/approved in writing/separate and additional fees will apply.

2. No unauthorized guests without written pre-approval from Property Owner.

3.Booking Requirements – all Occupants: Color ID/Passport scans, must sign Waiver of Liability.

4. Primary Occupant must sign Property Owners Vacation Rental Agreement with Property Disclosures .

5. Standard Check- In Time @ 4:00PM / Check- Out @ NOON / Early Check-In allowed if available free of charge.

6. Late Check-Outs subject to availability and must be approved in writing by Property Owners and you agree to the following fees: 12:30~5:00P – $99.00

7. All persons must be 25 years or older unless accompanied by an adult or legally authorized supervising adult.

8. Max Authorized Over-night Occupants = Five (5). One (1) DAYTIME GUEST IS ALLOWED. SIX (6) PERSONS TOTAL INCLUDING REGISTERED OVERNIGHT GUESTS REGARDLESS OF AGE MAY BE ON PROPERTY at anytime ONLY WITH PROPERTY OWNER APPROVAL IN WRITING, people other than those in the Vacation Rental Agreement may not enter the property without written authorization from Property Owner.

9. We are wheelchair accessible however, please consult Argentina’s guidelines for openings as they are different from other countries. Doorways are 32″ wide.

10. Modern French Decco is privately owned. Occupants/Guests/Licensees personal property, including vehicles are not insured by Homeowner against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. Homeowner does not insure against personal injury to occupant or guests due to any reason other than the condition of the premises. It is recommended that Guest carry or obtain traveler’s insurance to protect occupant, guests and personal property from any loss of damage. Guest agrees to indemnify, defend and hold harmless Homeowner from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Guest, Occupant’s Guests, Licencees or their personal property. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

11. No minor children are allowed on the property without adult supervision at ALL times. Children are not allowed on stairs without constant adult supervision.

12. Handicapped access is very limited to entire apartment. Modern French Decco is 2 stories with many stairs leading to Guest Bedroom and ofc/convertible bedroom. Lower floor and entrance has ZERO steps or stairs.

13. Keep the property and all furnishings in good order. If you move any furniture, please move it back before leaving.

14. An inventory of all household items is conducted following each check-out and Guest will be charged for any missing items. Breakages, if reported, will be handled with a lot more forgiveness.

15. The apartment is on a public sewer system however we are in 1943 building with upgraded plumbing that can still back-up. Do not flush anything other than toilet paper. Please place all vegetable peels in the trash rather than the garbage disposal.

16. Situated in a developing country, electricity is not always as reliable as in other cities. There are occasional power outages. In the event of any short term or extended power outages Homeowner is not responsible for power outages or failure of equipment or damage to Guest electrical devices.

17. NO SPECIAL EVENTS OR PARTIES: Architectural French Decco is located in a peaceful and serene small residential building. Please be respectful of neighbors relative to any loud noise and music.

18. Guests are to securely close and lock all doors and windows upon departure. Turn off coffee maker and appliances. wall heaters. Check for running water and toilets.

19 A . Stays 7 days or longer require mid stay cleans at the cost of $100.00. If your booking request is longer than 7 days we will need to revise your quote and resend for your review and payment. B. Daily cleans are available and need to be requested in advance so we can coordinate with crew. daily cleans are $100.00 and will require a revised quote be sent for review/payment. C. Should the property be left in poor/excessively bad/dirty/soiled condition that requires cleaning crew to stay beyond their contracted 4 hour check out clean; an extra cleaning fee will be deducted from your Security Deposit at time of check out at a rate of $200.00 min with an additional $50.00 each additional or fraction of an hour after 1st 2.5 hours of overtime.

20. The Guest’s Security Deposit is fully refundable if the apartment is left clean and undamaged. Refunds will be made within 14 days after check-out.

21. STORM/ ACTS Of GOD/ IN EVENT OF FORCE MAJEURE POLICY: No refunds can be given for any events including but not limited to: storms, acts of God, bad weather, power outages, streaming video content becomes unavailable, WIFI goes down or neighboring construction noise.

We loved spending 10 days in this Art Deco apartment! Our hosts were great and very responsive and the location was ideal!! The kitchen was well stocked so we ate a number of meals there between dining out at amazing restaurants within walking distance! This apartment had lots of light and was great for relaxing between adventures into Buenos Aries!

Walk out the doors and you are part of the neighborhood. Small shops, wonderful food, late night strolls. Can’t wait to come back.

Great Location. The apartment is in the heart of La Recoleta. We were in walking distance (6 blocks) to La Recoleta cemetery and 2 blocks from Santa Fe Avenue for shopping and great restaurants. A laundromat was just across the street. A secure money exchange (casa de cambio) was about one block away. Several grocery stores were just minutes away to purchase food for breakfast and snacks. The apartment is in a very safe area and it was nicely furnished. More than enough room for the two of us. We hope to return to Argentina next year and plan on staying at the apartment. A great bottle of Argentinian Malbec awaited us on the dining room table! Gracias, Reuben

The location is excellent and the layout of the apartment is great for two or three people. The apartment could use some updating (heating system, hot water), but overall we had a nice stay. Diego was extremely helpful throughout our stay.

My wife and I found the apartment was quite spacious & comfortable for our needs, being very well located within the up market suburb of Recoleta. Located on the ground floor of a secure building, it is close to public transport, restaurants, cafes and grocery shops. The provided facilities were as advertised, and although there is no washing machine there are a number of laundromats close by. The internet occasionaly dropped out but on the main the service level was quite acceptable. During our 6 week stay all requests regarding the property facilities/services were promptly attended to by Diego, the onsite property manager. Beware the upstairs area (2nd bedroom + study) has quite low ceilings and not really suitable if you are taller than 180cms, otherwise it is quite OK for sleeping 2 adults/children Overall we really enjoyed our stay in this apartment, and would certainly consider re-letting when we next visit Buenos Aires. Our only real issue was the high glass panel walls that floods the apartment with light. We would recommend that on the ground floor some light blocking material (blinds/curtains) be installed to cover the glass panel walls when required in order to block the light coming into the main bedroom when sleeping and to stop the strong hot sunlight that enters the Lounge entartainment area during the early afternoon - refer picture of lounge area. During our stay the Owner agreed for Diego to tape the offending glass panels with cardboard, thereby achieving the desired effect. We were advised previous guests had same issues and were given same solution - however we believe a more permanent solution would be more acceptable for future guests.

apartamento perfecto porque, en realidad, es tal cual como lo describen en el aviso...zona sumamente tranquila, segura y atractiva....y el departamento perfecto con 2 dormitorios, 2 baños y una serie de amenities y comodidades que hacen de tu estadìa que el tiempo pase placenteramente....sugerencia: cortinas en el estar y dormitorio....la atencion de Diego es espectacular: siempre dispuesto a solucionar cualquier problema....en sintesis, sumamente recomendable para viajes de placer o de trabajo.....

This unit was very nice there were only two of us but this place easily sleeps at least six. All the amenities were nice including the air conditioning in all the rooms. The living room unit was noisy. It was centrally located to the Recoleta (5 blocks) alot of shopping and eating places. The wifi is a little weak - dont plan on having more than 3 wifi devices on at the same time. Diego the building super was great helped alot. Best part is when the city shuts the electricity, the unit is in the first floor, so no elevator problems - in Bs As thats important.

I stayed in a beautiful apartment in La Recoleta Bs As with my family for the last holidays. Apartment very comfortable. Great air condition specially in a warm humid climate. Also very well located and bright. I will definitely will go back.

The property is centrally located in a beautiful upper class neighborhood. Apartment is comfortable and sleeps 5 people very well. Has a lot of light and owners are very accommodating. They even place a bottle of wine as a welcome gift!. I will definitely will recommend it to others

The experience was great even before we traveled: the paperwork was made easy by helpful and friendly staff, the price was fair and reasonable and the pictures and the videos were great. Once we got there, Diego was extremely helpful in setting us up, the place was clean and fully equipped, and one could not ask for a better location. All public transportation a short and very pleasant walk away, a fantastic and historic neighborhood full of personality and charm, lots of interesting shops and restaurants. Will more than happily repeat on our next trip to beautiful Buenos Aires.

What a great apartment in Buenos Aires! Excellent location, responsive owners, beautiful modern floorplan. No regrets with staying here! Beautiful private courtyard accessed from floor to ceiling glass from the living room and the master bedroom. And, best mattress I have ever slept on in my international travels. Cannot say enough good things.

Why Tim & Reuben Like French•Decco•Modernist

Tim and I fell in love with Buenos Aires on our very first trip. We found the people super friendly and the food amazing. The city life is on par to other major cities like Paris, London or NYC. and we love walking the city while taking in all the beautiful French architecture. Considered the Paris of South America, Buenos Aires offers a very cosmopolitan cafe lifestyle that invokes a sophisticated sense of self. What we love most about our apartment is how quiet and bright it is. Located on the rear of the building provides for a restorative sleep night away from the motor bikes and street car noise. We also love the fact that we have our own private rear yard where we can open the floor to ceiling windows and extend our live space by 500 square feet. After looking at over 60 properties in 2 days, we came across this little gem. French Decco Modernist wasn't even on the market when we saw it. The owner was in the process of remodeling the unit and his agent who happened to be ours, was hopeful to waste a few minutes between showings. After we saw this apartment we new right away this was our little piece of Argentina and closed 60 days later. We love going to Buenos Aires. It's a great time for us to relax and take in the cafe culture we love so much
